Awatere Retirement Village - Stage 1, 2 & 3
Awatere Retirement Village was a staged expansion, delivering a significant increase in both care and independent living capacity within an operational village environment.
Spanning multiple stages, the development required careful coordination of construction activities alongside existing residents and staff, with a strong focus on safety, communication, and minimising disruption.
Stage 1 – Care Facility | $20,000,000 | 17 Months (09/01/2018 – 11/06/2019)
Stage 1 delivered a new three-storey, 90-bed aged care facility designed to support both rest home and hospital-level care. The building incorporates a full range of clinical, operational, and communal spaces, alongside high-quality landscaping and supporting infrastructure.
Works included the construction of new internal roadways, parking, and outdoor environments aligned with the expectations of a premium retirement village setting.
Stage 2 – Independent Living Apartments (Homestar 6) | $34,000,000 | 32 Months (30/08/2019 – 28/04/2022)
Stage 2 involved the construction of 63 independent living apartments across two multi-level buildings (Pavilions A and D), along with a partial basement carpark and shared resident facilities.
Pavilion A was delivered as a three-level structure with integrated parking and direct connection to the existing village, while Pavilion D was developed as a larger standalone building incorporating four levels of apartments and extensive communal amenities, including reception areas, fitness spaces, and resident lounges.
Both buildings were constructed using a combination of reinforced concrete, structural steel, and prefabricated elements, with high-performance façade systems and carefully detailed finishes to achieve a durable, low-maintenance outcome.
The project was designed and delivered to Homestar 6 standard, reflecting a strong commitment to sustainability and occupant wellbeing.
Stage 3 – Apartment Expansion (Homestar 6) | $40,000,000| 25 Months (08/08/2022 – 20/09/2024)
The final stage comprises a new five-storey, 71-apartment building, further expanding the village’s independent living offering. Works include demolition of existing dwellings, full site redevelopment, and delivery of landscaped outdoor environments consistent with the wider village.
Construction has been carefully managed to maintain the ongoing operation of the village, requiring detailed staging, logistics planning, and close coordination with stakeholders.
This final stage brought together the collection of all works for a complete village redevelopment to central Hamilton located along the riverside giving the residents access to the city as well as the many walks that encompass city living.
