The DoubleTree by Hilton Karaka is a premium hospitality development delivered at the precinct on Hinau Road, Karaka. The project comprises two interconnected buildings housing a full‑service international hotel, designed to support both leisure and business travellers while integrating seamlessly with its surrounding equine and rural context.
Constructed over an indicative 420‑day programme, the works included all enabling works, bulk earthworks, building structures, services integration, landscaping, and completion of high‑quality interior and exterior finishes. Early contractor involvement enabled key materials and specialist trades to be identified and procured in advance, minimising programme risk and ensuring delivery aligned with Hilton brand standards. The structure incorporates significant cranage, precast concrete panels, curtain wall glazing, and multiple roof and façade systems, requiring detailed lifting, sequencing, and logistics planning throughout construction.
Particular attention was given to site safety, traffic management, and stakeholder coordination due to the project’s location on a busy arterial road and in close proximity to neighbouring buildings. Comprehensive health and safety systems were implemented, including task analyses for all high‑risk activities, secure site hoardings, and continuous monitoring of access and deliveries. Pre‑construction dilapidation assessments were undertaken which included identifying a high-pressure transmission gas pipelines which was running through the project and required early relocation to avoid clashing with foundations. Service connections were carefully managed to avoid disruption to existing users. The project was delivered with a strong focus on quality, programme certainty, and buildability, resulting in a landmark hospitality destination for the Karaka region.
