Elmwood - Stage 1 & 2
This project involved the staged redevelopment of the Elmwood Retirement Village to construct a brand new three storey 102 bed care centre including care suites, communal areas, clinical and operational facilities, which was delivered within a fully operational aged care environment. The works combined the deconstruction of existing residential cottages with the delivery of extensive civil, infrastructure, and landscape upgrades, transforming the village entrance and circulation network while maintaining uninterrupted resident and facility operations throughout.
Early stages focused on the careful demolition and asbestos removal of existing cottages, along with the removal, relocation, and capping of redundant underground services. Delivered within a live environment, this phase required detailed planning and sequencing to maintain safe access for residents, staff, and visitors, supported by controlled site interfaces and traffic management along both internal roads and the Hill Road frontage.
Following enabling works, the project transitioned into the delivery of significant external infrastructure upgrades, including new roading, asphalt parking areas, kerb and channel, drainage services, electrical reticulation, and integrated hard and soft landscaping. Feature entry works were also constructed, including new canopies, boundary treatments, gates, and architectural feature elements, establishing a renewed and cohesive arrival experience that integrated seamlessly with the wider village environment.
Throughout delivery, particular emphasis was placed on managing construction within an occupied retirement setting. Works were carefully staged to minimise disruption, with strict controls around access, dust, vibration, noise, and environmental management. The protection of existing assets, trees, and neighbouring structures was maintained throughout, alongside close coordination with village operations to ensure continuity of daily activities.
The result is a comprehensively upgraded retirement village environment that enhances both functionality and amenity, delivered through a disciplined approach to staging, safety, and stakeholder coordination within a sensitive live operational context.
