This project involves the delivery of a new three-level care facility as Stage 1 of the Lady Allum Retirement Village redevelopment in Milford, Auckland, undertaken within an active and fully operational retirement village environment.
Delivered within a constrained live site, the works required careful planning, sequencing, and coordination to maintain resident safety, ensure ongoing access, and minimise disruption to village operations. The building is arranged across three interconnected wings centred around shared communal spaces, incorporating a mix of care suites, dementia care, and supporting amenity designed to provide a high-quality clinical and residential environment.
The structure is being delivered using a coordinated construction methodology that enables efficient progression of works across multiple zones of the building. This approach allows structural, services, and internal fit-out activities to overlap in a controlled sequence, maintaining programme efficiency while managing the constraints of working adjacent to occupied facilities.
A strong emphasis has been placed on construction logistics, trade coordination, and quality assurance to ensure seamless integration of structural and building services elements. Careful planning of access, deliveries, and work zones has been essential to maintaining separation between construction activity and village operations throughout the build.
Throughout delivery, particular attention has been given to safety, stakeholder coordination, and maintaining a respectful working environment within a live care setting. The result is a purpose-built aged care facility that reflects the complexity of its setting and the disciplined approach required to deliver it successfully.
