Northbridge Retirement Village - Stage 3

Located at 45 Akoranga Drive in Northcote, the Northbridge Retirement Village redevelopment forms part of a long-term masterplan to modernise and expand an established retirement community on Auckland’s North Shore.

Watts & Hughes were engaged to deliver Stage 3 of this multi-stage programme, a $32.5 million redevelopment involving the demolition of existing buildings and construction of new apartment blocks at the village’s Akoranga Drive frontage.

The completed development comprises two five-storey residential buildings delivering modern independent living apartments above a basement car parking structure. Designed to integrate with earlier stages of the redevelopment, the buildings provide a high-quality living environment with a mix of two- and three-bedroom apartments, each featuring contemporary layouts, balconies, and full lift access.

As part of this stage, the project also delivered the Day Pavilion, a $2 million standalone facility that serves as a central hub for the village’s meetings and events. Constructed entirely from glulam timber, the pavilion features cedar shingles, bespoke canopy elements, and feature Decortech internal panelling. The building’s design draws inspiration from the form of the kōwhai leaf, creating a distinctive architectural centrepiece within the village.

Construction was undertaken within a fully operational retirement village, requiring careful planning, staging, and coordination to ensure the safety and comfort of residents and staff throughout the duration of the works. Close collaboration with the Northbridge Lifecare Trust, architects, and consultant team ensured the project was delivered efficiently while aligning with the long-term vision for the site.

Architecturally, the buildings present a strong contemporary form, utilising concrete construction combined with modern cladding systems to achieve both durability and visual impact. The development also incorporates sustainability initiatives, including solar energy systems and rainwater reuse, contributing to the ongoing efficiency of the village.

Stage 3 represents a significant milestone in the wider redevelopment, replacing older housing stock with high-quality modern apartments and supporting the continued growth and evolution of the Northbridge community.
